Currently under construction and scheduled to open in 2025, The Laura House will feature seven two-bedroom apartments, blending affordable and market-rate housing under one roof. Easton Crossing

Fello Communities is transforming a former 6.5-acre grain silo site into Easton Crossing—a bold, mixed-use development that reflects the community’s vision for growth, connection, and inclusion. Grounded in public input and shaped by a shared commitment to progress, Easton Crossing is scheduled to begin Phase One construction in 2026, with demolition anticipated in early 2025.

Designed through a series of community meetings and conversations, the project will feature 116 residential units, with a purposeful mix of 30% affordable and 70% market-rate housing. This blend aligns with Fello’s mission to build inclusive, equitable communities—offering housing options that serve people across income levels, life stages, and experiences.

More than housing, Easton Crossing will serve as a community anchor, with 20,000 square feet of commercial space fronting the Rail-to-Trails, designed to spark local business growth, create opportunity, and bring everyday life closer to home. Plans also include open green space, a fishing pond, a dog trail, and walkable access to the trails—prioritizing quality of life and connection to nature.

Primrose House

The Primrose House is where Easton’s past and future meet. Located in Easton’s Historic District, this thoughtfully revitalized property builds on its legacy as a historic boarding house while reimagining what housing can look like today.

Phase One construction began in Fall 2024, involving the careful demolition and rebuilding of two existing outbuildings to create three new rental units. Completion is anticipated in Spring 2025. This small-scale infill project is part of Fello Communities’ scattered-site approach, which brings inclusive housing into established neighborhoods—preserving character while expanding opportunity.

The Primrose House will feature a blend of affordable and market-rate housing, with one unit reserved as affordable and two offered at market-rate. This intentional mix supports Fello’s mission to create diverse, equitable communities, where people from different backgrounds and income levels can live side by side.

By investing in historically significant properties and adapting them for modern needs, Fello is preserving what matters while building what’s needed—safe, stable, and dignified homes for everyone. Silo Court

Silo Court is the next chapter in Fello Communities’ vision for inclusive, connected neighborhoods. Slated for construction in Fall 2025, this 2-acre development in Easton, MD will bring 28 new townhomes to life—offering a mix of spacious 3- and 4-bedroom units, some with garages, to meet the needs of a wide range of families.

Designed with both affordability and livability in mind, 25% of the homes will be reserved as affordable housing for households earning 85% of the area median income (AMI) or below, while the remaining 75% will be market rate. This balance reflects Fello’s commitment to building communities where people with different economic backgrounds and life experiences can thrive together.

Beyond housing, Silo Court emphasizes connection—with shared green spaces, a community square and gazebo, and direct access to the Rail-to-Trails, encouraging outdoor activity, walkability, and neighborly interaction.

WB&A East

Fello Communities is developing WB&A East, a new duplex in partnership with Arundel Community Development Services (ACDS), with construction anticipated to begin in Fall 2025. The project will include two 2-bedroom units, one of which will be fully accessible and thoughtfully designed for people with disabilities. Both units will be affordable, serving households earning up to 60% of the area median income (AMI). WB&A East is part of Fello Communities’ ongoing commitment to creating inclusive, high-quality housing options that are accessible and affordable for all.

Nursery Road

Nursery Road in Linthicum, MD, represents a thoughtful approach to accessible housing. Set to begin construction in 2025, this new single-family home will feature 3 bedrooms and 2 bathrooms, all on one level—designed specifically to support people with disabilities and enhance independence and accessibility.

The home will be fully accessible, offering a safe, stable, and dignified space for people served by Fello.

The development of Nursery Road is made possible in part through funding from Arundel Community Development Services (ACDS), highlighting the ongoing commitment to inclusive housing solutions within Anne Arundel County. As part of Fello’s broader mission, this project reflects a dedication to creating communities where everyone can thrive.

WB&A North

The WB&A North Expansion in Severn, MD is a small-scale project with a big impact. Scheduled to begin construction in early 2026, this effort will transform an existing duplex into a four-unit quadplex—adding two thoughtfully designed 2-bedroom apartments, including one fully accessible unit.

Rooted in Fello’s mission to create inclusive, equitable housing, the WB&A North Expansion reflects our ongoing commitment to increasing access for people of all abilities and income levels. Once complete, the development will offer a total of four residential units, expanding affordable and accessible housing options in a high-demand area of Anne Arundel County.

As development moves forward, Fello is working to secure additional funding to ensure the project delivers long-term value to the community and the residents it will serve. This expansion is part of Fello’s broader scattered-site approach, which integrates housing within existing neighborhoods—strengthening the social fabric while preserving the character of place.

The WB&A North Expansion is a people-first investment in Severn’s future, creating more room for stability, accessibility, and opportunity—right where people already live and belong. 

WB&A South

WB&A South is a bold reimagining of what home can look like. Located in Severn, MD and slated to begin construction in 2026, this project will convert a 6,000-square-foot single-family home into a quadplex, creating four thoughtfully designed residential units that reflect the diversity and needs of today’s households. 

Among the four new units is a fully accessible 3-bedroom home, specifically designed for people with disabilities—honoring Fello’s commitment to universal design and inclusive living. With 50% of the units designated as affordable at varying AMI levels and the remaining 50% offered at market rate, WB&A South supports housing choice for people across income levels. 

This small-scale, community-integrated development is part of Fello’s broader scattered-site housing approach, bringing inclusive, high-quality housing into existing neighborhoods while honoring the character of the place. 

WB&A South isn’t just a renovation—it’s a redefinition of how we build belonging, accessibility, and opportunity into the homes and neighborhoods people call their own.
