What We Do

How We Work

Building Housing, Creating Community

Every Fello community tells a story—of inclusive values, thoughtful design, and long-term impact. Our growing portfolio includes affordable, accessible, and sustainable housing developments across Maryland, each one shaped by the people who live there and the neighborhoods they enhance. Whether it’s a single-family-home renovation or a multi-unit development, every project reflects our core belief: that housing is the foundation for a connected and dignified life.

We believe that when community development is done right, it’s about more than buildings—it’s about people coming together to take collective action and create lasting change. Through every development, we aim to build a more vibrant and inclusive society where everyone has access to resources and opportunities and connection.

We approach every project with purpose, grounded in four core areas of community development:

  • Community Engagement: We involve residents in planning and decision-making, so every development reflects the priorities, needs, and values of the people who call it home.
  • Partnerships and Collaboration: We work closely with government agencies, nonprofits, businesses, and residents to build stronger, more connected communities together.
  • Equity and Inclusion: We create mixed-income communities that blend affordable and market-rate housing—fostering neighborhoods that are diverse, welcoming, and inclusive.
  • Sustainability: We design energy-efficient, environmentally friendly developments that are built to support healthy, resilient communities now and in the future.

Community Engagement:

We actively involve community members in decision-making processes, project planning, and implementation to ensure that initiatives reflect local priorities and values.

Partnerships and Collaboration:

We work together to form partnerships and alliances among government agencies, nonprofits, businesses, and residents.

Equity and Inclusion:

We promote equity and inclusion through our scattered-site, mixed-income approach, which integrates affordable and market rate housing into existing neighborhoods. This approach promotes social inclusion and fosters diverse communities where residents have access to a range of amenities and opportunities.

Sustainability:

Our developments are environmentally sustainable, economically viable, and socially responsible to meet the needs of current and future generations.

Our Communities

At Fello Communities, our work is never done. We are constantly looking ahead, planning and developing new projects that will further our vision of creating inclusive, affordable housing for all. These upcoming developments represent the next step in our commitment to building communities where everyone belongs.

These future communities will continue to embody our core values of equity, sustainability, and inclusivity, ensuring that each project is a positive and lasting addition to the neighborhoods we serve.
